We sat down with Kristen to talk real estate, market trends, and what really drives her passion for helping people move forward in life — one transaction at a time.

What inspired you to first get into real estate — and what keeps you passionate about it today?

I started my real estate journey in 1999 right after graduating from the University of Texas. At the time, I was teaching school, and my husband and I were shopping for our first home. My father encouraged me to get licensed, and it felt like a natural fit. I’ve always loved design, data, market trends — and most of all, educating people. We closed on our first home and scored a brand-new septic system as part of the deal. I was hooked and never looked back!

How do you define success as an agent? Has that changed over time?

For me, success has always been defined by the individual client’s needs. Every transaction is different, with its own unique set of goals, circumstances, and challenges. If I can help my clients reach those goals while guiding them through the complexities of the process, that’s a win in my book. The numbers matter — but it’s the personal impact that sticks with me.

What’s a memorable moment or story from a recent transaction that stuck with you?

There are too many to count, but the ones that stay with me most are about what happens after closing. I’ve had clients move into a new home just as they’re expecting their first child. I’ve helped families relocate to Dripping Springs and thrive in a community they now love. I’ve worked with couples navigating divorce in a respectful, peaceful way. And I’ve helped older clients downsize into a perfect single-story home without steps. The common thread? Each of these clients trusted me with a life-changing chapter, and I got to walk alongside them.

What’s one local spot in Dripping Springs you recommend to everyone — whether they’re new or native?

I’m an outdoor enthusiast, so I always point people toward Charro Ranch Park or the beautiful Belterra trails. If you're into sports, Dripping Springs High School athletics are top-notch and a great way to feel connected to the community — especially as we compete at the 6A level like champs!

What’s a challenge you’ve overcome in your career that made you stronger?

Rather than one big challenge, I’d say it’s been the sum of all life’s lessons that has shaped who I am. Every experience — personal and professional—has made me stronger, more resilient, and more compassionate. I approach real estate with the mindset that every season is a teacher.

When clients choose you, what’s one thing they consistently say they appreciate most?

My energy and my communication. I strive to anticipate questions before they’re asked and to bring solutions to the table before problems arise. Clients know they can rely on me to be proactive, prepared, and fully engaged in every part of the process.

What’s one trend you're watching in the market right now that buyers or sellers should be aware of?

As both a Realtor and certified appraiser, I’m constantly analyzing the data. Right now, we’re seeing record-level inventory paired with higher interest rates and fewer closed sales. It’s a buyer’s market in many ways, but that comes with strategy. For sellers, I’m focused on mitigating losses and finding creative ways to make listings stand out. No matter the market cycle, my role is to help clients pivot with confidence.

What advice would you give someone just starting their real estate journey — on either side of the transaction?

Let’s go! That’s my motto. Start by educating yourself, and make sure you're aligned with a Realtor who understands your goals, your financial picture, and your timeline. Everyone’s starting point is different, but with the right guidance, the journey can be smooth and even exciting.

What’s one way you continue to grow professionally or personally each year?

I never stop learning. I take continuing education courses, stay in conversation with top-producing agents, and remain active in the DSE community. Personally, I live by a mindset of gratitude and curiosity. That combination keeps me moving forward — and always evolving.

Outside of work, what’s bringing you joy right now?

My family is my joy. We’ve recently entered a new phase — empty nesting — and it’s been incredibly rewarding. One of our children is playing collegiate baseball at UT, another is getting married and living in California, and our third is chasing her dream job in Chicago. Traveling to see them, spending time together at our family ranch, and enjoying this time with my husband brings me deep joy and gratitude.
